Construction begins on Oak Row Equities’ multiuse tower in Miami 

2600 Biscayne Boulevard will feature 187,000ft² of office and retail space, along with 399 rental residences.

Oak Row Equities has announced the commencement of construction of a Class AAA multifamily and office tower, 2600 Biscayne Boulevard, in Miami's Edgewater neighbourhood, US. 

The ground-breaking follows the preleasing of half the commercial space and securing a $181m loan from Bank OZK

Oak Row Equities managing partner Erik Rutter said: “We are thrilled to be breaking ground at 2600 Biscayne. We are focused on delivering the highest quality multifamily and office product to the Edgewater submarket. 

“We believe by breaking ground today we will deliver into a supply-constrained market and be well-positioned as the highest quality asset in Miami-Dade County.” 

The 41-storey building, designed by Arquitectonica, will feature 187,000ft² of office and retail space, along with 399 rental residences. 

These residences will range from studios to three-bedroom units with a den.  

Coastal Construction Group is the general contractor for the project while full-service interior design and interior architecture company Vida is designing the interiors. 

Coastal executive vice-president Patrick Erin Murphy said: “Coastal Construction Group is honoured to join Oak Row Equities in breaking ground on 2600 Biscayne Boulevard. 

“We are excited to contribute to the transformation of the Edgewater neighbourhood with esteemed partners and look forward to playing a part in delivering this building.” 

The residential segment will start at 135ft above ground, offering modern finishes, private outdoor spaces, and panoramic views.  

Amenities for residents include a pet spa, private lounge, yoga studio, fitness centre, and a 12th-floor amenity deck with a pool and cabanas. 

The luxury tower's 41st floor will have a co-working lounge and a rooftop deck. 

Additionally, the building will offer more than 600 parking spaces and electric vehicle charging stations, and it will be Gold Certified by the National Green Building Standard. 

The location also provides access to Miami International Airport, I-95, Miami Beach, and Brickell.
