MHR Capital Group has revealed plans for the next phase of its hospitality and entertainment district in Kennewick, Washington, with the proposed development of The District Residences.
The announcement outlines a large-scale, mixed-use residential project adjacent to the Three Rivers Convention Center and the AC Hotel by Marriott Kennewick.
The District Residences will feature approximately 436 residential units, integrated retail space, structured parking, rooftop amenities, and pedestrian-oriented gathering areas, according to a conceptual design study.
The total planned development area covers roughly 642,000ft2 and aims to offer a mix of studio, one-bedroom, two-bedroom, and three-bedroom residences.
Plans also include upper-level premium units and a range of amenities intended to create a live-work-play environment.
Situated near the Three Rivers Convention Center, the Toyota Center, and the newly constructed AC Hotel by Marriott, the planned residential complex is part of MHR Capital Group’s broader approach to developing a mixed-use destination in the Tri-Cities region.
The conceptual plans incorporate ground-floor retail and restaurant offerings structured and below-grade parking, rooftop amenities, courtyard spaces, and enhanced pedestrian connectivity throughout the entertainment district.
The project is located within a federally designated Opportunity Zone.
According to MHR Capital Group, this status may offer certain tax advantages for eligible investors.
The company states that Opportunity Zone investments can include the deferral of capital gains taxes and potential for tax-free appreciation on qualifying holdings, subject to federal regulations and investor eligibility.

“The District Residences is intended to bring a new level of urban residential experience to Kennewick while supporting the continued growth of the Tri-Cities economy.”
MHR Capital Group has also indicated that future plans for the site may involve the addition of senior housing, expanded retail space, larger public gathering areas, and further enhancements to walkability throughout the district.
The company continues to partner with the City of Kennewick and the Kennewick Public Facilities District as it advances the master-planned expansion of the convention and entertainment area.
The proposed development follows recent progress on the adjacent AC Hotel by Marriott and the expansion of the Three Rivers Convention Center, both of which the company says are expected to help drive tourism and economic activity in the region.
