Graham has been selected to construct the first tower at the Kings waterfront development in Liverpool, UK, part of a project valued at £1.2bn ($1.6bn).

The contractor won the tender to build No.1 Kings, a 28-storey building that will deliver 255 rental homes, plus ground-floor retail units, resident amenities and rooftop social areas.

The gross development value of this initial tower is set at £80m ($107m).

The wider development, led by Davos Property Developments in partnership with Beetham Davos, covers an eight-acre site on the northern edge of central Liverpool.

Metropolitan Demolition has recently cleared the land to enable construction to commence.

Liverpool City Council granted planning approval for No.1 Kings in February 2026.

No.1 Kings has been described as a ‘pathfinder’ building within the scheme and is intended to set a standard for subsequent towers.

The building will include a residents’ lounge, gym and workspace on the first floor, while the rooftop will feature two indoor lounges and a large outdoor terrace.

The outdoor space is designed to provide views across the city, the River Mersey and as far as the Welsh mountains.

Architects Brock Carmichael are responsible for the masterplan and No.1 Kings.

SimpsonHaugh is designing the proposed 70-storey centrepiece tower, which, if approved, will include a five-star hotel and luxury residences.

Pegasus Group is advising on planning matters, heritage and environmental impact, with Planit overseeing public realm design and WSP providing highways consultancy.

Subject to further planning consent, the overall Kings scheme proposes nine buildings, ranging in height from the 28-storey No.1 Kings to a 70-storey hotel and residence.

A hybrid planning application is expected in early 2027, seeking detailed approval for four of the proposed towers and outline approval for the remainder.

The 70-storey building, if progressed, would house a hotel across the first 23 floors and 563 luxury apartments above, comprising 924,000ft² of space.

Last month, Gamuda Land UK chose Graham to deliver a £45m ($59m) student housing scheme in Stratford, London.
