Swedish construction and development company Skanska has begun construction works on the second phase of an office complex project in Wola, Warsaw, Poland.

The company has invested approximately Skr1.2bn for this office complex, named Studio.

The development, which is located between two underground stations, provides easy access to public transit, as well as a network of bike trails. It features a public plaza for leisure, walking, and meetings.

A 27-storey building, Studio A, which will be built as part of the second phase of Studio, comprises a gross leasable area of roughly 26,600m².

The estimated value of this construction contract is Skr560m.

Skanska will register the contract in its Europe business segment for the fourth quarter (Q4) of this year.

Skanska CEE commercial development CEO and president Katarzyna Zawodna-Bijoch said: “Premium properties located in well-connected, vibrant areas and developed in line with the highest ESG [environmental, social, and governance] standards have passed this test with flying colours. Skanska’s Studio office complex in the centre of Warsaw certainly meets these criteria.”

The complex’s first phase has already secured an occupancy permit, with the building’s office space, which measures approximately 20,300m², being entirely leased.

Among these tenants are the Societe Generale financial group, insurance company Unum Życie, and Business Link.

Skanska said the second phase will be built to provide sustainable office spaces, enable responsible resource usage, and promote tenant well-being.

It is hoped to be certified to Leadership in Energy and Environmental Design (LEED) Core & Shell, WELL Health & Safety Rating, WELL Core & Shell, and Building Without Barriers environmental standards.

Construction work is expected to begin in Q4 2023 and is set for completion in Q4 2025.
