Real estate developer Jackson-Shaw has announced the commencement of construction on Landis Ridge, a Class A industrial park in Landis, North Carolina, US.

Located on 149.6 acres at 619 Old Beatty Ford Road, the park will offer 1.3 million square feet of space upon completion.

This marks the company’s first venture in the Charlotte market area and is said to be one of the largest industrial developments in the region.

The master-planned project will be constructed in two phases, with the initial phase scheduled for completion in the second quarter of 2025.

Jackson-Shaw president and CEO Michele Wheeler said: “Breaking ground on Landis Ridge is not just about construction; it’s about forging a connection with the Charlotte area, showcasing Jackson-Shaw’s commitment to quality and innovation.

“This venture marks our first project in this dynamic market and we’re excited about being part of the community by bringing jobs and increased tax base with the development of Landis Ridge.”

Landis Ridge will serve as a location for third-party logistics, e-commerce distribution, consumer goods, warehousing, and manufacturing sectors.

The first phase will see the erection of three buildings, collectively offering nearly 600,000ft² of space.

The design of the project will feature oversized glass entries and provide ample parking for trailers and cars.

The buildings will vary in size, accommodating single or multiple tenants, with the largest building measuring 269,700ft².

Landis Ridge will feature three Duke Energy transmission lines onsite, catering to manufacturing tenants with high electrical power needs.

The industrial park’s location is less than a mile from the newly constructed exit 65 on Interstate 85, the southernmost exit in Rowan County.

Compatriot Capital is serving as the equity partner, Frampton Construction is the general contractor, and Orsborn Engineering is the civil engineer.

Merriman Schmitt Architects is the architect for this development while Hartford Investment Management Company has provided the financing.

Leasing efforts for Landis Ridge are being spearheaded by JLL’s Jay Hill, Spencer Yorke, and Matthew Greer.
