One River Point is a luxury mixed-use project being developed in Miami, US. The complex will comprise two 65-storey residential towers providing spectacular views of the Miami River, Biscayne Bay and the vibrant Miami skyline.

Construction of the complex is expected to be started in 2019, with completion scheduled for 2022.

Kar Properties is the project developer, while Uruguay-based Rafael Vinolyis is the project architect.

One River Point location

One River Point is located in a private riverfront enclave near the Brickell Financial District in Miami.

The project is the fourth phase of the six-parcel Miami Riverfront development and extends over two acres of a private landscaped park on the Miami River. It will offer the residents great views of Miami River to the north and views of the downtown Miami skyline to the south.

The complex is also located in proximity to a rail hub nearby Downtown Miami, providing quick and convenient access to the neighbouring South Florida cities of Fort Lauderdale and Palm Beach.

One River Point design details

The luxury residential project includes a pair of vertical towers linked at the top by a sky bridge. It will contain 350 luxury residences, commercial space on the ground floor, parking in levels three to six, and an open-air pool deck on the top.

The base level of the complex will provide convenient connectivity to the riverfront, while the podium is anticipated to create a physical barrier to the river. The elevated plinth of the project will feature architectural treatments that highlight the adjacent water body.

A landscape and pleasant public realm will be constructed surrounding the site as it links two sections of the city’s river promenade. Small, low-density floor plates, available within permitted zoning, will be used at the project to increase the open space at the ground level.

Residences at One River Point

Standard units of One River Point will have one to four bedrooms, ranging between 804ft² and 3,776ft² in size.

The residences will feature selective art on the walls with customised task lighting, floor-to-ceiling glass walls, and honed stones for the floors of indoor and outdoor living areas.

The penthouses and sky lofts will range from 5,000ft² to 12,000ft² in size while the sky villas will offer 14,000ft² of custom-designed interior living space and 10,000ft² of outdoor living space.

The residences will also feature 12ft-deep glass-enclosed outdoor living terraces, which will provide stunning views of the neighbourhood. The two towers will feature multi-zone climate control systems integrated with smart home technology.

Amenities at One River Point

At level 56, the residential towers will be connected by a three-storey members-only private club named Sky Club. Designed by Adrian Zecha, the 35,000ft² club will offer a 360° panoramic view of the city.

The club will feature an exercise studio, retail space, hotel suites, and dining and business facilities. It will also feature a 10,000ft² garden and terrace, a craft cocktail bar, a cigar lounge, a business centre, and 25 suites for guests of the members.

The complex will also feature a four-storey floating podium with an 85ft waterfall on the Miami River and an 8,000ft² signature restaurant and lounge. The podium will include a 130ft-long leisure pool and a 75ft-long lap pool. The poolside will include a cafe and restaurant in addition to exclusive poolside cabanas and indoor and outdoor activity areas for children.

A full-service med spa, along with an indoor and outdoor wellness centre with private treatment rooms and a 6,000ft² fitness centre managed by The Wright Fit featuring cutting-edge equipment and facilities, will also be part of the floating podium.

Contractors involved

France-based designer Remi Tessier was engaged as the interior designer for the One River Point project while Sasaki Associates was engaged for designing the landscaped sculpture garden.

Gardiner & Theobald is providing project management services for the One River Point development.
