UK-based property developer Muse has announced that plans have been approved for a scheme involving 263 new homes on Peru Street in Salford, marking a further phase of the Adelphi Village development.
Plans for the one, two and three-bedroom apartments were submitted in October last year. The next phase of the development, known as Old Adelphi, will deliver 151 homes across two buildings, rising five and six storeys.
These buildings are positioned opposite the existing 185 apartments, which are part of Farmer Norton Phase 2.
The plans also include 112 additional affordable apartments, which would be built near Willohaus, a separate English Cities Fund (ECF) project delivering 100 Passivhaus-standard homes and due to be completed this year.
Adelphi Village forms the primary residential component within the wider Crescent Salford masterplan, a £2.5bn, 240-acre regeneration project, which aims to deliver more than 3,000 homes and infrastructure improvements.
Led by the ECF in partnership with Homes England and Legal & General, the project partnership also involves the University of Salford and Salford City Council.
The Crescent masterplan is supported by funding from the Greater Manchester Combined Authority’s £1bn Good Growth Fund, under which Adelphi Village has received £23.4m for the creation of 336 new homes, most of which are intended for social and affordable rent.
New buildings in this phase have been designed by Buttress Architects, and the plans feature provisions for green spaces, cycle parking, accessible housing and disabled parking bays.
The surrounding area will feature outdoor spaces, trees and planting designed to boost biodiversity and provide places for relaxation and socialising.
Work on the Old Adelphi section is expected to begin on site this summer.
