Industrial real estate developer Panattoni has filed a hybrid planning application for Panattoni Park Maidstone, a proposed 1.04 million square feet logistics and industrial complex in Lenham, Kent.
The planning submission covers two separate phases. Detailed plans have been put forward for the initial stage, involving the construction of two units measuring 100,000ft² and 150,000ft².

An outline application for the second phase aims to offer future occupiers build-to-suit options, Panattoni stated.
Located on a 70-acre former manufacturing site, the proposed scheme is situated near the A20 and M20, providing direct routes to London, the M25, and major ports with UK and continental European connections.
The launch of the application follows an extensive local consultation process. According to the company, a public event earlier this year drew over 150 attendees, with nearly 85% expressing support for redeveloping the brownfield land for employment.
Survey feedback indicated 98.5% of respondents preferred brownfield redevelopment over greenfield construction.
The application outlines targets for BREEAM ‘Excellent’ certification and EPC A+ energy ratings, with the planned buildings intended to accommodate logistics, manufacturing, and distribution operations.
The proposals also include approximately 5km of new and upgraded roads, cycleways and public footpaths, alongside landscaping and improved site access.
Property agents Colliers, CBRE, and Vail Williams have been appointed for the marketing of Panattoni Park Maidstone.
Panattoni South East senior development director David McGougan said: “This is a significant planning application that will unlock more than one million square feet of high-quality industrial and logistics space in a market where modern supply remains constrained.
“The combination of immediately available units and flexible built-to-suit opportunities will allow us to respond to a broad range of customer requirements.”
At Kent, Panattoni also completed Panattoni Park Aylesford, a redeveloped brownfield site, which is now fully occupied.
According to the company, the site supports thousands of jobs and contributes an estimated £180m a year to the local economy.
