Multiplex has been named the main contractor for Derwent London’s 50 Baker Street development, a 236,000ft² office-led, mixed-use scheme in Marylebone.
Main construction is scheduled to commence in 2027, after demolition and enabling works by McGee, with completion set for 2029.

The nine-storey project, designed by architect Allford Hall Monaghan Morris (AHMM), will provide new office spaces, retail units, restaurants, a community space and 17 residential apartments.
According to Multiplex, the scheme is intended to address a longstanding shortage of premium office space in Westminster. Flexible retail units will be designed to accommodate a diverse range of potential tenants.
A new cultural and educational facility, to be operated by the Baker Street Quarter Partnership, will also form part of the development.
The facility will feature a permanent exhibition on the wartime achievements of the Special Operations Executive.
Multiplex has contributed to specialist construction and technical planning for the past year under a Pre-Construction Services Agreement (PCSA), working alongside Derwent London, AHMM and the wider project team.
This collaboration is said to be important for developing the project’s low-carbon credentials, notably through plans to reuse concrete from the existing site.
The construction will employ the Piecewise Reuse of Extracted Concrete in new Structures (PRECS) method, allowing for the conservation of 2,000m³ of concrete by reusing slabs from the current structure.
This approach is aimed at reducing the project’s carbon impact and supporting circular economy principles.
The scheme is targeting several environmental certifications, including BREEAM Outstanding for offices, BREEAM Excellent for retail and residential elements, LEED Platinum, and a NABERS rating of 5 stars or higher.

The collaboration between Derwent London and Multiplex follows previous partnerships, including developments at White Collar Factory and 80 Charlotte Street.
