Scotland’s largest affordable social modular housing development is set to come up in South Ayrshire and is going to provide much-required new affordable housing by Autumn 2022.

Riverside Group’s Irvine Housing Association and The Wee House Company’s Connect Modular will be delivering the £9.8m project.

Site work will begin this month at Kilmarnock Road, Dundonald. The investment includes Scottish Government funding of £4.7m.

With an overall capacity of 250 housing units, the first phase will deliver 63 new affordable homes, which will be made available to the customers of Irvine Housing Association before the end of 2021.

The development includes a blend of different housing units in the form of one-bedroom flats, two bedroom amenity bungalows and three bedroom houses.

This is the first development in South Ayrshire for Irvine Housing Association. Their earlier portfolio includes 2,000 homes throughout North Ayrshire, East Ayrshire and Dumfries and Galloway.

Specialists in modular construction, The Wee House Company will design and fabricate all houses in their Ayrshire factory. Houses will be 90% complete in the factory itself, including bathrooms and kitchens in their final shape, and plumbing and electrics already installed, leading to a shorter construction programme and quicker occupancy.

In comparison to a traditional build project, fabrication under factory conditions is a more efficient process overall. It improves quality, reduces waste, nullifies the effects of bad weather and facilitates site preparation and build phases overlap.
