Henry Boot, a UK-based construction and property development business, has signed contracts with Walsall Council and Homes England to deliver a £73m regeneration scheme in the West Midlands.

The project, dubbed Phoenix 10, is located in Walsall. It will be delivered by Henry Boot’s property development business, HBD, in collaboration with Walsall Council and Homes England.

The 44-acre scheme is said to be the largest undeveloped plot in the Black Country.

Upon completion, Phoenix 10 will become a centre for enterprise with up to 620,000ft² of industrial and logistic space.

Henry Boot stated the new project will complement its industrial and logistics offering, which currently makes up about 74% of the £1.4bn development pipeline.

Phoenix 10 has prime distribution access to the M6 via Junction 9. It is capable of delivering units ranging from 21,000ft² to 415,000ft².

In August this year, Henry Boot, through HBD, bought a key site in Manchester’s St John’s district from The LTE Group.

Henry Boot has received a promising development opportunity which gives the group an option to either refurbish or redevelopment at a total end price based on phased payment of about £10m.

In late 2022, the company will gain vacant possession of the building once the Manchester College, part of The LTE Group, is located.
