
Ground has been broken of a mixed-use and affordable apartment building project in District of Columbia, US.
The project, called Parcel42, features 110-units and retail space on the ground floor. It is located at 7th Street NW and Rhode Island Avenue in Ward 2.
The ground breaking event was attended by District of Columbia Mayor Muriel Bowser, the District of Columbia Housing Finance Agency (DCHFA) officials, community members.
Mayor Bowser said: “When we engage the community early, then we can deliver a project that people are excited about — and that’s what we’re doing here at Parcel 42.
“This is a project that has gone through several mayors, and I’m proud that today we can begin the transformation of this vacant lot into much-needed affordable housing. When we come back to cut the ribbon, we’ll be 108 homes closer to our goal of 12,000 new affordable homes by 2025.”
Parcel 42, a project that originally began in 2007 and has been vacant for roughly 20 years, will feature studio units besides one-and two-bedroom apartments.

By GlobalDataTwo units will be available for market-rate, while the other remaining 108 apartment homes will be reserved for residents earning up to 80% of the area median income (AMI), with the majority intended for those earning 60% or less AMI.
Among the amenities to be provided will include retail space, amenity space serving retail, a management office, fitness room, penthouse clubroom, and five central laundry rooms.
Parcel 42 is being developed by Dantes Partners and the H Street Community Development Corporation.
It is the district’s first request for proposal project that involved community engagement early in the design phase itself.
The project is expected to support around 33 permanent jobs, and about 200 construction jobs.
Construction work is expected to commence in the next few weeks.
The project is expected to be completed by 2024.
