UK-based developer Berkeley has revealed plans for Sutton Garden Square, a 5.6-acre regeneration initiative in the centre of Sutton, South London.  

The project aims to deliver more than 1,000 new homes, both private and affordable, along with public green spaces influenced by London’s traditional garden squares.

According to Berkeley, the Sutton Garden Square development will include 8,500ft² of commercial space and a range of amenities designed to serve residents and the wider community.  

Residents will have access to private and communal outdoor areas, such as landscaped gardens and roof terraces. Additional features will be provided through The Pavilion, which will offer co-working spaces, a gym, a concierge service, games room, pet spa and a children’s playroom. 

The first phase to be launched is The Kensington, which comprises 159 apartments of various sizes.  

These homes, according to the developer, will be energy-efficient and feature layouts that prioritise both comfort and practicality.  

Construction of The Kensington is scheduled to start this year, with completion of the first homes anticipated from 2028. 

Sutton Garden Square is located within a three-minute walk of Sutton Station, providing transport connections to central London and proximity to the town’s shops, restaurants, cafés and employment centres. 

Furthermore, the town is expected to see growth through ongoing investment and the £1bn London Cancer Hub regeneration.  

As part of the project, Berkeley is working to improve connectivity through the delivery of new routes within the area.
