Metropica is a four-million-square-foot, transit-oriented building being constructed in Sunrise, Florida, US. K Group Holdings and Trillist Companies are developing the project, which is set to be south Florida’s largest new mixed-use development.

The mixed-use complex will comprise eight towers, including 2,250 residential units, 485,000ft² of retail space, 650,000ft² of Class-A office space, two hotels with 260 rooms and a 2.5-acre public park.

The ground-breaking ceremony for the first tower of the mixed-use development was conducted in October 2015 and the building was topped off in March 2018. The project is expected to be completed in the fourth quarter of 2019.

Some of the prominent tenants expected to occupy the mixed-use project include Urban Outfitters, movie theatre iPic, Shake Shack, Fogo de Chão, Kona Grill, Salsa Fiesta, Pisco y Nazca, Free People, and Kings Bowl.

Metropica project location

The Metropica project will be located at 1800NW 136th Avenue in Sunrise. It will be the epicentre of South Florida’s retail and entertainment district at Sunrise Boulevard and is expected to enhance the lifestyle in West Broward.

The building will connect existing projects such as Sawgrass Mills and the BB&T Centre, as well as the future site of an American Express campus.

YOO at Metropica

To be called YOO at Metropica, the first tower will be a 28-storey building comprising 263 residences and ten penthouses. The residences will be offered in one, two, and three-bedroom configurations with average space of 740ft², 1,100ft² and 1,300ft² respectively, while the penthouses will have an average floor area of 1,900ft².

Being the first residential offering of its kind in the burgeoning area, YOO at Metropica will be an appealing urban living space combined with style and innovative architecture.

YOO at Metropica design

The residences of the Metropica project will be available in two elegant finish palettes, featuring a spacious private balcony that offers beautiful views.

The interiors of the residences will have open floor plans with floor-to-ceiling windows, while the spacious terraces with glass or perforated aluminium railings can be directly accessed from living areas through sliding doors.

The bedrooms will have 9-10ft smooth-finish ceilings and imported porcelain tile flooring. The kitchens will be made up of premium European-style cabinetry, imported quartz countertops, and porcelain tile floors.

The common areas of the development will comprise calm pale grey, silver and white colour pallets with a pop of colour to highlight each area.

Amenities at Metropica’s first residential tower

Metropica will feature state-of-the-art five-star health and fitness facilities, recreational amenities such as tennis courts and a mini-soccer field, as well as community spaces for gatherings of family and friends.

Amenities on the seventh floor include a beach club, fitness and wellness centre, club room, a children’s playroom and a theatre room. Large dedicated green spaces will be created at the mixed-use project for residents to walk, ride bikes and conduct family picnics.

Elegant and inviting settings were included while designing the clubroom, movie theatre, lounge and children’s playroom. The terrace of the tower will include a private saltwater swimming pool with chaise lounges and a dining area.

Financing

Metropica Residential received a loan of approximately $65m in April 2017 from Canada-based Romspen Mortgage for the development of the first tower.

The developers are also looking for investments under the EB-5 visa programme and have already received $65m mortgages from different lenders.

Contractors involved

Miami-based Oppenheim Architecture + Design designed the exteriors of the Yoo at Metropica, while the interiors were designed by YOO Studio.

CI Design and EDSA are the other architects engaged for the development of the retail, entertainment and mixed-use district.

Metropica Development engaged ONE Sotheby’s International Realty as the sales and marketing agent for YOO at Metropica, while Tutor Perini Building was awarded the general construction contract.

John Moriarty & Associates was contracted for the infrastructure work at Metropica.

Hansgrohe is the supplier of designer plumbing fixtures for the kitchen of the first tower while Duravit will supply the bathtubs and Laufen will provide one-piece dual flush toilets.
