Enfield Council has unanimously granted planning permission to Vistry Group and its partners for a major regeneration project in Edmonton, north London.
The consortium, which includes GLA Land and Property, Hyde and the Royal Free London NHS Foundation Trust, plans to transform brownfield land next to North Middlesex University Hospital into 306 affordable homes.
The development will offer 152 social rent homes and 154 intermediate homes, including key worker homes for eligible hospital staff.
Facilities such as a nursery, café, and around 1,700m² of open and play space are also included in the proposals. All homes will feature private outdoor areas, and 10% will be designed for wheelchair users.
Additionally, 76 homes will have three or more bedrooms.
The project incorporates new planting and sustainable drainage alongside improved walking and cycling routes.
GLA Land and Property, the site’s public landowner, appointed Vistry as development partner after a competitive procurement process.
Hyde will act as the registered provider and long-term affordable housing partner. The Royal Free London NHS Foundation Trust is also a partner in the project.
The partnership model is intended to speed up delivery of much-needed affordable homes by aligning public landowners, housing providers and other public sector organisations, according to Vistry.
The project is expected to provide broader social value through the creation of local jobs, apprenticeships and skills training.
However, construction is contingent on the completion of a Section 106 legal agreement, with works forecast to begin later in 2026.
Project stakeholders highlighted the scheme’s collaborative approach and its potential to help address London’s acute housing pressures.
