McLaren lands $134m contract for 75 Davies Street office scheme

The project combines refurbishment with new build elements to provide 93,517ft² of commercial space over seven storeys.

McLaren Construction Group has won a £99m ($134m) design and build contract from British Land for the 75 Davies Street office scheme, located above West One Shopping Centre and Bond Street Underground Station on Oxford Street.

The project combines retrofit work with new construction to deliver 93,517ft2 of commercial space across seven storeys.

The scope includes three additional office floors, an expanded reception, cycle storage and showers, a courtyard across the second and third floors, terraces on most other office levels, a new core and plant rooms on level eight.

West One was constructed in the late 1970s as the first phase of the Jubilee Line was developed.

The building currently includes retail levels from the basement to the first floor, with offices from the second to the fifth. Plans by Allford Hall Monaghan Morris would move retail to the basement and ground floors and provide offices from floors one to seven.

British Land said the redevelopment will increase office space by about 88%, from 49,801ft² to 93,517ft². The scheme targets NABERS 5*, BREEAM Excellent, EPC A and WELL Enabled.

McLaren will deliver the works above a live station serving the Central and Jubilee Lines and acting as an interchange for the Elizabeth Line.

The contractor will coordinate with Transport for London, plan logistics in detail, schedule activity off-peak and monitor vibration to avoid service disruption.

Retail units will remain open during the programme and passenger access to Bond Street station will continue.

McLaren will phase demolition and construction, maintain safe pedestrian routes and install wayfinding signage.

The design retains about 60% of the existing concrete structure. A lightweight steel structure from the second floor upwards will add floors and increase the net internal area.

Structural loading is restricted due to tunnels beneath the site, with additional foundations limited to those supporting a new concrete core.

From the second to fifth floors, projecting bays on the outward-facing facade will be clad in fluted, glazed terracotta.

The floors below will use dark terrazzo and bronze-finished aluminium, while the set-back seventh floor and the level-eight plant areas will be clad in white pre-cast terrazzo. The courtyard facade will use metal cladding.

The second-floor courtyard will be upgraded with breakout space. Tiered planting will enclose a second-floor plantroom in the courtyard, contributing to 11,872ft² of green roofs and walls. The roof light above the retail atrium will also be redesigned for views from the retail areas and offices.

McLaren said it will draw on previous projects above rail infrastructure, including work above Bank Underground station at 10 King William Street, above Angel station at Angel Square, above Oxford Circus station at 214 Oxford Street, above the Central Line at 150 Holborn and above rail lines into London Victoria for The Hub.

Work is set to be completed in the first quarter of 2029.
