Life sciences building at Canary Wharf granted planning approval

The facility is expected to become one of Europe's largest and most technologically advanced life sciences facilities.

Canary Wharf Group (CWG) and Kadans Science Partner have obtained planning consent from Tower Hamlets Council for a modern commercial health and advanced life sciences building in London, UK.

The new 23-storey tower is being built at the North Quay site, next to Crossrail Station and its new Elizabeth Line in the area of Canary Wharf.

The property has been designed by Kohn Pedersen Fox Associates and is claimed to be a first-of-its-kind vertical campus,

The 823,000ft² development is also anticipated to become one of Europe’s largest and most technologically advanced life sciences facilities upon its completion.

The 3.3ha site's enabling works are well underway, with a projected completion date of 2027.

A low-carbon strategy has been adopted for the development, featuring well-insulated and airtight building materials, an optimised facade, energy-efficient mechanical, electrical, and plumbing systems, and the utilisation of renewable sources and efficient photovoltaic panels.

To optimise operational energy usage, the facility is adopting the National Australian Built Environment Rating System's UK Design for Performance approach.

The campus offers advantages in terms of fresh air, power, data, and ceiling heights when compared to conventional commercial buildings or laboratory-enabled offices.

CWG CEO Shobi Khan said: "This is a significant milestone in our development of a world-class life sciences hub at Canary Wharf. 

“While the North Quay development is an integral focal point, we have been working in tandem to nurture and grow our current life sciences community and we have built real momentum this year through leasing success and working with our partners Kadans to develop bespoke and innovative new facilities.”
