Hyde secures Gateway 2 approval for 182 affordable homes in London

Approval was granted under the Building Safety Act 2022, which sets design and planning standards for higher-rise buildings before construction.

The Hyde Group, a housing association in the UK, has been granted Gateway 2 approval by the Building Safety Regulator to build 182 affordable homes at Eastmoor Street, Greenwich, London.

The new development, located within the Charlton Riverside area, will include two thirds of homes designated for social rent and one third aimed at first-time buyers.

The approval comes under the requirements of the Building Safety Act 2022, which sets out design and planning standards for higher-rise buildings before construction can begin.

This is The Hyde Group’s first scheme to receive Gateway 2 clearance, following a regulatory process described as enhanced for new builds.

The Hyde Group CEO Andy Hulme said: “This approval is a testament to the dedication, expertise and collaborative spirit of everyone involved in this project.

“It sets the standard for how we’ll deliver safe, well-designed homes in the future, and highlights our commitment to building safety excellence and delivering homes our customers can enjoy for years to come.”

The housing association said that it worked alongside contractor Formation Design and Build throughout the Gateway 2 application.

According to Hyde, the process involved coordination across architecture, fire safety, structural engineering and construction teams to ensure safety was prioritised from the early design stages.

The project entails demolishing the existing structures at Eastmoor Street, SE7, to deliver new homes of varied types and tenures to address local housing needs. The development includes supporting infrastructure such as access roads, utilities, resident and visitor parking, landscaped amenity spaces and communal areas to enhance livability and encourage community interaction.

Hulme said: “As well as delivering much-needed affordable homes, Eastmoor Street has strategic significance. It’s our first residential development within the Charlton Riverside Opportunity Area, where we have consent to deliver about 1,200 homes.

“There’ll also be new public spaces, community and commercial uses, and improved access to the riverfront and Thames Path.”
