Graham to deliver first phase of Holbeche Place project in Solihull 

The first phase of the project includes the design and construction of 346 build-to-rent homes in four residential buildings of different heights.

Muse has entered a pre-construction services agreement with Graham for the first phase of the Holbeche Place redevelopment in Solihull town centre, in England.  

The agreement follows Solihull Council’s approval in February of plans to redevelop the site previously known as Mell Square. 

The first stage involves the design and construction of 346 homes intended for the build-to-rent market, spread across four buildings of varying heights. It will also include commercial space and other amenities at ground level. 

In addition, plans for this place include a central landscaped courtyard, new pedestrian pathways, and significant public realm upgrades to support town centre living and improve connectivity throughout the area. 

This section forms part of Holbeche Place’s wider masterplan, intended to position the 1960s shopping district as a mixed-use centre.  

Muse is working in partnership with Solihull Council to develop a neighbourhood combining residential units with retail, hospitality and new public spaces. 

The site occupies a central location in Solihull town centre and presents challenges due to limited space.  

Development will require the demolition of the existing multi-storey car park and coordination with ongoing retail operations, neighbouring properties and transport routes.  

Demolition and initial works are planned to begin in summer 2026.

“Holbeche Place is an opportunity to elevate and enhance Solihull town centre, with new homes, shops, restaurants and public spaces. 

“Graham is the right partner to support our ambition as we work with our partners at Solihull Council and across the town centre to bring forward the benefits of redevelopment as soon as possible.”
