Dawson and CCI to collaborate on Maritime Park redevelopment project

CCI will serve as co-developer, co-owner, and investment partner for the first phase of the venture.

The Dawson Company, operating as Inspired Communities of Florida, has forged a partnership with Corporate Contractors (CCI) for the initial phase of the Maritime Park redevelopment project in Pensacola, Florida, US.

The mixed-use development involves an investment of $200m.

According to the terms of the partnership, CCI will act as co-developer, co-owner, and investment partner in the first phase of the venture.

The project’s first phase will include a pair of mass timber towers in the form of the 11-storey Reverb by Hard Rock Hotel and 16-storey Rhythm Lofts. Dawson and EJ Smith Enterprises are the developers of this project.

Thornton Tomasetti has been engaged to provide structural engineering services.

Dawson expects the mixed-use development to energise Pensacola's waterfront and drive long-term economic growth.

CCI's role encompasses vertical construction leadership, co-development responsibilities, and long-term investment partnership, aligning capital and execution strategies with Dawson.

Dawson president and COO Tamara Bowens said: “This partnership represents the alignment of vision, values, and execution.

“By joining forces with CCI, we’re ensuring that the future of Maritime Park is not only architecturally and culturally significant - but also economically transformative for Pensacola.”

Headquartered in Beloit, Wisconsin, CCI holds substantial experience in large-scale developments such as the Beloit College Powerhouse and The Grain Mass Timber Development.

The company also functions as the owner’s representative for the Ho-Chunk Nation Casino and Convention Center project.

CCI is owned by business leader Diane Hendricks.

According to Dawson, Hendricks' involvement in the Maritime Park project provides expertise in property transformation and community support, in addition to financial resources.

Maritime Park is designed as a pedestrian-friendly environment featuring lodging, housing options, entertainment venues, public green space, and architecture reflecting Pensacola's cultural heritage.

It is anticipated to enhance growth in the tourism, healthcare, and science, technology, engineering, and mathematics sectors.
