Walker & Dunlop has facilitated a $137.5m refinancing for a newly finished mixed-use property, 12 Halsey, situated in Brooklyn's Bedford-Stuyvesant area in New York City.

The 12 Halsey development, a collaboration between EJS Group and Hope Street Capital, was completed in October 2025 and features both residential and retail spaces.

Walker & Dunlop Capital Markets Institutional Advisory acted as the exclusive advisor for the developers, arranging a three-year, floating-rate financing agreement with AllianceBernstein.

The financing team was led by Aaron Appel, Keith Kurland, Jonathan Schwartz, Adam Schwartz, Sean Reimer, Dustin Stolly, Michael Diaz, Michael Ianno, and Cole Grims.

The 12 Halsey property, encompassing approximately 230,000ft², includes 240 residential units, with 30% reserved as affordable housing under New York's Affordable New York (421-a) programme.

Additionally, the site features about 2,400ft² of retail space on the ground floor. Its location provides direct access to the A and C subway lines, ensuring easy travel throughout Brooklyn and Manhattan.

Residents of 12 Halsey will benefit from a range of amenities such as a resort-style pool, a modern fitness centre, a tenant lounge, and several landscaped roof gardens. The property also offers prime retail spaces and parking facilities.
