British Land receives planning permission for new logistics facility

Roof space at the site will accommodate solar photovoltaic panels for clean electricity generation.

Property developer British Land has received approval for a 455,000ft² multilevel logistics facility at Heritage House, Enfield, UK.

The site is located near Junction 25 of the M25 motorway.

The main 435,000ft² structure will be divided into two floors, allowing heavy goods vehicles to access both the ground and first-floor service yards.

The proposals enable layout flexibility, including the option to subdivide to accommodate the needs of a diverse variety of occupiers while ensuring the building is capable of meeting current and future market demands.

British Land is also offering 20,000ft² of space at the site’s front to accommodate smaller occupiers.

The development will be certified to BREEAM Excellent standards, with an EPC A rating, and aligns with British Land’s 'Greener Spaces' pillar of its 2030 sustainability policy.

All available roof space will be used for solar photovoltaic panels, offsetting 80% of the site’s carbon emissions when paired with air-source heat pumps.

British Land's head of logistics Mike Best said: “Following a successful planning outcome at Paddington Central earlier this year, we are delighted to have received consent in Enfield for our first multilevel scheme.

“Our densification and repurposing strategy will help address the acute shortage of prime logistics space in London.

“With over one million square feet of urban logistics schemes currently in planning, we have exciting opportunities ahead where we can leverage our skills delivering complex developments across the capital.”
