Manor Park Ventures and Brook Farm Group have broken ground on 675 Morgan, a 336-unit garden-style multifamily development in Savannah, Georgia, US.
The new community will be located on a 27-acre parcel at 675 Morgan Lakes Industrial Boulevard, within the Highlands Planned Unit Development (PUD), marking the only multifamily-designated site in the area.
Manor Park Ventures, a real estate investment and development firm, provided more than $10m in pre-development funds, using family capital to finalise entitlements, architectural plans, civil engineering, and due diligence ahead of the project’s groundbreaking.
The development will offer amenities including a swimming pool, fitness centre, clubhouse, dog park, pickleball court, electric vehicle (EV) charging stations, coworking space and round-the-clock security.
Apartment features will include gourmet kitchens, spa-inspired bathrooms, hardwood floors, smart home systems and in-unit washer/dryer facilities.
675 Morgan will feature apartments across one, two and three-bedroom layouts.
Summit Contracting Group, a multifamily general contractor, is leading the construction. The project is scheduled for completion in the second quarter of 2028, with occupancy stabilisation targeted for the first quarter of 2029.
Manor Park Ventures managing partner Marc Weil said: “This project represents years of disciplined work and meaningful capital commitment. We are proud to bring an institutional-quality community to one of the Southeast's most dynamic and fast-growing markets alongside the talented team at Brook Farm Group.”
The residential market in Savannah is experiencing rapid expansion, with employment growth fuelled by key organisations including the Hyundai Metaplant, valued at $5.5bn and anticipated to add more than 40,000 jobs by 2030.
Other major contributors include Gulfstream Aerospace, the Port of Savannah and increased activity from Amazon and various industrial firms.
Over the past 12 months, the Savannah metropolitan area has recorded announcements for approximately 17,900 new jobs.
Brook Farm Group CEO Eric Hade said: "Savannah is exactly the kind of market where patient, well-capitalsed sponsors can win – strong job growth, constrained supply, and a clear runway for long-term value creation. 675 Morgan is the type of project our platform was built for, and we're excited to partner with Manor Park Ventures to deliver it."
