Wavensmere Homes has formed a joint venture (JV) with developers Galliard Homes and Apsley House Capital to deliver £300m of new development offering nearly 850 new homes in the UK.

The JV will construct the new homes across two new residential-led schemes, Belgrave Village in Birmingham and Barrelsmans Point in Shotley near Ipswich.

Located in Balsall Heath, Belgrave Village will be a 12-acre development which is bounded by Sherbourne Road and Balsall Heath Road.

Designed by Chetwoods Architects, the development fronts the A4540 Belgrave Middleway and the A435 Haden Way. It will be situated between the city centre and Moseley.

The project is designed around the landscaped public realm, courtyard gardens and a linear park.

It will create a new urban village featuring 438 newly built homes which include one- and two-bedroom apartments, two-, three- and four-bedroom townhouses as well as parking facilities.

Construction work on the Belgrave Village is expected to commence in the first quarter of next year, subject to Section 106 Agreement finalisation.

It is expected to take three years for completion.

A JV between Galliard Homes and Wavensmere Homes, Barrelmans Point is a regeneration of the HMS Ganges Naval Facility on Shotley Peninsula.

Masterplanned by Clague Architects, the new 60-acre development involves transformation of the historic HMS Ganges Naval facility into a new residential development.

It will provide around 300 newly constructed and converted homes.

The project will also provide restoration and preservation of many designated Royal Navy heritage assets that include Grade II listed entrance gates, two Martello Towers, Grade II listed ceremonial mast and a mid-19th Century Fort.

Galliard Homes executive chairman Stephen Conway said: “We are delighted to have entered into joint venture developments with Wavensmere Homes, facilitating around £300 million of new development and providing almost 850 new homes, also involving our existing partner Apsley House Capital.

“The new developments will deliver high-quality homes for hard-working families in Birmingham and the London commuter region.”
