Higgins Partnerships and Hillingdon Council have marked the commencement of two regeneration projects in Hayes, UK, with a ground-breaking event.  

The two developments at Avondale Drive and Hayes Town Centre are set to deliver 740 new homes. 

These homes will feature a mix of tenures such as council rent, returning leaseholders, shared ownership, and private sale.  

The commencement comes following extensive designs and plans consultation with residents. 

The initial phase of the regeneration will see the creation of 110 new homes, with 30 at Avondale and 80 at Hayes Town Centre.  

The expected move-in for residents is scheduled for mid-2025.

In addition, affordable housing is planned to be delivered early in the development timeline.  

Both sites will have new public open spaces, improved pedestrian and cycle routes, secure car parking, and children’s play areas.  

Additionally, a new community centre will be constructed at Hayes Town Centre Estate, replacing the old one. 

Higgins Partnerships CEO Declan Higgins said: “In addition to the new homes and public realm we will also continue to work closely with the local community through our Community Charters and social value commitments, which already includes working with Austin Road Sewing Club, who provides support for women in the local community and Minet Nursery and Primary School, where we have already hosted a number of engagement events with the children, including a cycle safety day.” 

The master plans for the regeneration of both estates received approval from Hillingdon Council’s planning committee in March 2022.

The redevelopment proposals received support from the community, with a ballot in May 2021 showing 94% approval from Avondale Drive residents and 79% from those at Hayes Town Centre Estate. 

Higgins Partnerships also contributes to the local economy by creating apprenticeship and employment opportunities.  

Spanning an estimated seven to nine years, the redevelopment process is designed to minimise disruption to the community.  

The phased construction strategy and decant policy aim to allow as many residents as possible to remain on-site during construction.

Earlier this year, Higgins Group announced that the Botanical Place project at West Byfleet achieved a construction milestone
