Majid Al Futtaim Development has broken ground on two new residential projects within the Tilal Al Ghaf community in Dubai, United Arab Emirates.

Tilal Al Ghaf is said to be the company’s flagship mixed-use community, spanning more than three million square metres.

It aims to provide a resort-style living experience in the city and offer walkable neighbourhoods connected by pathways, jogging trails, cycling tracks, and green spaces.   

Tilal Al Ghaf is said to be the first Building Research Establishment Environmental Assessment Methodology interim-certified project. 

The two projects at Tilal Al Ghaf are Alaya and Elysian Mansions. The company has awarded contracts, with a combined value of Dh3bn ($816.77m), to Innovo Build and Unec. 

Innovo, part of ASGC Group, has been selected as the primary contractor for Elysian Mansions featuring 94 waterfront villas.

These technology-enabled homes, inspired by the ‘Elysian Fields’ of Greek mythology, will offer five-to-six-bedroom options with living areas starting at 11,000ft².  

The development aims to offer a blend of art, culture, architecture, and nature. 

Groundworks for the project have been completed. 

The contract for the Alaya project meanwhile, has been awarded to Unec.  

Alaya will feature 130 grand villas across 200,000m² along with extended ‘Zen Suites’ tailored to residents’ preferences. 

The neighbourhood will also offer landscaped grounds and customisable facade options, including modernist and Mediterranean styles. 

Completion of both neighbourhoods is expected in mid-2026.
