Housing developer Redrow and Menta, a regeneration services provider, have announced the start of work on the second phase of Morello, a mixed-used development project in East Croydon, England.

Construction on the project is due to begin next month and will form part of the wider East Croydon masterplan aimed at regenerating the pocket of London with new housing and improved public realm.

Earlier, the joint venture of Redrow and Menta delivered more than 300 homes for the locals in the first phase of the Morello project. The second phase is expected to include nearly 500 new homes.

Located next to East Croydon station, the £200m scheme will include 118 affordable homes, 20,000ft² of amenity and commercial space.

The project will also bring improvements to the infrastructure surrounding the station including a new station entrance connecting Addiscombe, through the Morello II development, into East Croydon station and beyond, along with landscaped public square.

The regeneration project is being supported by £23m grant from Mayor’s Regeneration Fund, along with more than £26m from Croydon Council and others through the Connected Croydon Programme.

The investment will focus on improving Croydon’s streets, squares and open spaces and in supporting new and existing businesses. It builds on Croydon’s Opportunity Area Planning Framework which set out a 20-year vision for the future of the region.

Menta CEO Craig Marks said: “We have been involved in Croydon for a number of years, starting with the six-acre Gateway site now being delivered as Ruskin square. Now working in joint venture with Redrow we have already delivered 300 new homes, including many affordable units, for Londoners.

“Menta are also in the process of considering other options to assist the Council deliver a new station and environment around the station with an implemented consent for over 100,000ft² of offices and leisure uses on adjacent landholdings.”
