UK-based property developer Weston Homes and Tesco have secured planning consent from the London Borough of Redbridge for the $709m (£0.5bn) Lorimer Village in Goodmayes, the UK.

The proposal involves transformation of the 10.4-acre Tesco store and carpark site at 822 High Road in Goodmayes into a new mixed-use urban-village development.

The new urban-village will deliver approximately 1,280 new homes of mixed tenure ranging one-, two-, three- and four- bedrooms, 18,406ft2 of commercial space, 3,520ft2 of village hall, 4,306ft2 community hub and public transport improvements.

It will also include a replacement of Tesco store, a new 3-form primary school, landscaped gardens and parking facilities.

Master planned by Weston Homes, RDA Architects and Allen Pyke, the development will deliver 14 medium-rise residential towers, ranging from 10 to 22 storeys with biodiverse roofs that are linked to a podium level to form nine connected buildings.

Weston Homes stated that about 35% of the 1,280 new homes will be affordable.

Additionally, the new homes and commercial facilities at the mixed-use development will be powered using 682 PV panels sited on rooftops across the project.

Weston Homes chairman and CEO Bob Weston said: “Weston Homes is delighted to have gained a resolution to grant planning for Lorimer Village, which will be delivering with our partner Tesco.

“Lorimer Village is one of several projects where Weston Homes is partnering with Tesco, regenerating unused land for new mixed tenure housing and employment generating commercial space.

“There is an urgent need to provide more low-cost housing for Londoners so collaborations like this between major retailers and housebuilders makes an important contribution.”
