Orion Real Estate Solutions intends to develop a mixed-use project at 1001 North Monroe Avenue in Grand Rapids, Michigan, US.
Designed by local firm Progressive, the project is planned to sit beside the Grand River, offering 35 apartments.
In late 2014 the firm paid $1.3m for the old office building at the site, which will be demolished and replaced by the new complex.
As well as apartments, Orion intends to develop an on-site parking area, a ground-floor restaurant and a bar.
The high-rise development proposal is in-line with the city’s intention to restore the rapids in the Grand River and improve waterway access throughout downtown.
Construction works for the project are expected to start early next year.
The developer intends to present the plans for the project before the Grand Rapids Planning Commission on 22 October.
Orion Construction business development director and Orion Real Estate Solutions president John Wheeler was quoted by MiBiz as saying: "I’m not saying we’re banking on it, but if it goes, it’s really going to enhance this.
"All of the rest of the land is [proposed as] a city park.
"I just can’t see any other competitive development. We have the only site on the river."
