Colmore Row office revamp

IM Properties has selected Morgan Sindall as the chief contractor for a £30m project, which aims to redevelop 55 Colmore Row office building in Birmingham, UK.

The building, situated at the corner of Colmore Row and Church Street in the city, features a Grade II-listed Victorian terrace façade overlooking St Philip’s Cathedral.

Revamping works will add three new floors to the top of the building, delivering an additional 160,000ft² of flexible and contemporary Grade A office space.

All internal layouts will be fully reconfigured as part of the project to offer open plan office space on floor plates, ranging from 18,000ft² to 24,000ft².

Morgan Sindall will also be responsible for transforming the Grade II-listed 19th Century banking hall in the building into ‘a class-leading reception’.

The entire rear elevation on Barwick Street for the building will also be removed and replaced with a full-height glazed façade, along with development of space for two restaurants at street level.

Morgan Sindall construction managing director Dave Smith said: "The complexity of adding new floors to the top of the building, combined with the timescale in which we are working means that there is significant planning required to ensure we deliver."

As well as Morgan Sindall, IM Properties has appointed a team consisting of AHR Architects, DBK as quantity surveyor and CDM co-ordinator, Projex Building Solutions as project manager and employers agent, structural engineer Copeland Wedge Associates, and Watkins Payne Partnership as mechanical and electrical engineer, for the project.

Redevelopment works are expected to be completed by late 2016.
