Mill Creek Residential has broken ground on a mixed-use apartment community, Modera Kierland, in Kierland, Arizona, US.
Modera Kierland is the first project for Mill Creek in the Phoenix metro and will provide several living options in two different buildings.

The project will feature a total of 438 residences and 14,891ft2 of ground-floor retail space.
Modera Kierland will overlook the Kierland Golf Course to the west and Camelback Mountain to the east as well as provide views of the McDowell Mountains to the east.
The first occupants to the project are expected to move-in in spring 2025.

By GlobalDataThe project, which is located at 7171 E. Paradise Lane, is close to both Kierland Commons and the Scottsdale Quarter shopping and entertainment centres.
Residents of the project will have access to a public community park at the main entry and a walking track nearby.
The project is about two miles from the 101 Freeway, which connects it to the larger Phoenix area.
Featuring 257 homes, the east building, with an average square footage of 955 each home, will be located above the community’s retail space facing the Scottsdale Road.
Among the common area amenities to be provided for the residents of the east building include a big pool courtyard, outdoor bar, gaming spaces and rooftop deck.
Comprising 181 homes, the west building will run along the Kierland Golf Course and hiking trail.
Among the facilities to be provided at the west building include private dining, chef’s presentation spaces, a sauna, a health club, and wellness-inspired facilities.
The homes in the west building will have an average square footage of 1,233.
Modera Kierland will provide one-, two- and three-bedroom homes with den, loft, and penthouse layouts available.
Thirty-eight homes will feature private rooftop patios.
The project will offer several smart features, including Honeywell thermostats, controlled-access entry, digital package lockers and EV charging stations.
Onsite pet park and pet spa, bike lockers, bike storage and extra storage spaces will be the additional amenities to be provided for occupants.
