US-based real estate investment firm Lincoln Ventures has broken ground on a new mixed-use, student-oriented development.
The multifamily development is located north-west of the University of Georgia campus and will be designed by landscape architect Niles Bolton Associates.
Smith Planning Group and Rabren are serving as the civil engineer and the general contractor for the project while Variant will be responsible for interior design.
Featuring seven stories and a combination of one to five-bedroom floor plans, the site at 558 West Broad in Athens, Georgia consists of 342 units and 750 beds.
Construction work on the development is set to start in June with delivery expected in 2024.
The mixed-use property will occupy around a 600,000ft² area and has an activated ground floor, a pool and wellness centre, as well as a resident lounge and a coffee shop.

A fitness centre with yoga and spin studios, bike storage and a pet grooming station are the additional amenities to be offered at the property.
Sitework at the development is slated for commencement this month.
Lincoln Ventures Development executive vice-president Chris Johnson said: “Our proximity to the University of Georgia, one of the largest top-tier research-oriented institutions in the country, and the location along the vibrant Broad Street provides residents with immediate access to historic downtown featuring retail, dining and nightlife corridor in Athens, Georgia.
“We are looking forward to integrating into that community.”
The building, which is yet to be named, will be the second development of Lincoln Ventures in Georgia.
Construction on the first building at 859 Spring Street NW in Midtown Atlanta near Georgia Tech University started earlier this year and is slated for completion in 2023.
