UK-based construction company Laing O’Rourke has been appointed by a property developer Land Securities Group (Landsec) as the preferred contractor for the £195m Timber Square development in London, UK.

Both the companies have signed a pre-construction services agreement (PCSA) for the final design and planning of the main construction of the project.

The development will feature approximately 370,000ft2 of mixed-use space that includes 350,000ft2 of Grade A offices, affordable workspace, roof terraces and enhanced public realm.

The new project will retain nearly 90% of the existing building and will use a hybrid steel frame and timber structure to reduce embodied carbon, construction traffic, demolition waste and local air pollution.

The construction company said that it will use low carbon and recycled materials across the development.

Landsec Development head David Heaford said: “We have completed a rigorous assessment process to reach this stage.

According to Laing O’Rourke, the development is 10 years ahead of the UK Green Building Council’s net-zero carbon targets for energy intensity reduction targets.

Additionally, the company said that it is yet to confirm the construction start date of the Timber Square development.

Laing O’Rourke Clients and Markets UK director Ceire O’Rourke said: “We are excited at being appointed preferred bidder to deliver Timber Square, which is a bold and pioneering project with sustainability at its core.

“Our unique operating model, based on digital engineering, precision manufacturing at our factory in the east Midlands and assembly on-site, will help us bring to life LandSec’s vision of modern buildings which support sustainable living and working in the heart of London.”
