JTRE London has commenced work on a £400m ($508.67m) mixed-use scheme at 220 Blackfriars Road in Southwark, London, UK.

The mixed-use scheme will feature two towers of 21 and 15 storeys set amongst gardens and landscaping.

This move comes following the acquisition of a long leasehold interest earlier in January to deliver the scheme in partnership with Southwark Charities.

Demolition work has begun with specialist company Downwell Enabling, dismantling the existing Edward Edwards House building.

The residents of this building have been relocated to the newly completed Appleby Blue almshouse, also managed by JTRE London, ensuring their living and removal expenses are covered by the charity.

The 21-storey office tower will feature 219,000ft² of Grade A office space, with roof gardens and new food and beverage outlets.

Meanwhile, the 15-storey tower will have 62 almshouses, a charity hub, a community hall, and landscaped gardens.

JTRE London joint managing director Juraj Marko said: “Despite wider uncertainty and volatility in the development and contractor market, we are pleased to be pushing forward with 220 Blackfriars Road, underpinning our significant investment and long-term commitment to creating exceptional spaces that improve the fabric of London for all stakeholders.

“With two architecturally striking and commercially successful schemes already completed in SE1 [postcode], we remain highly confident in the area and especially with our proven construction management project delivery route.”

The project will be delivered through a construction management approach.

MBP will serve as the structural engineer while Hoare Lea will handle mechanical, electrical and plumbing, energy and sustainability, fire, and acoustic engineering.

MRG Studio has been selected as the landscape architect and Eckersley O’Callaghan will serve as the facade consultant.
