Real estate investment firm IHP Capital Partners has acquired a 4.9-acre infill site for a new residential development in North San Diego County, the US.
The company has also collaborated with California West Communities, a residential land developer and homebuilding company, for its eleventh joint venture to develop the new project.
This project, named Eclipse, is situated at the southwest corner of Brotherton Road and Centre City Parkway (State Route 15), a main thoroughfare that leads to downtown Escondido.
The new 113 three-story townhomes project will comprise a recreation centre with a swimming pool, jacuzzi as well as several landscaped open spaces throughout the community.
It will include two to four bedrooms residences ranging from 1,143 to 1,578ft2 and a two-car, direct access garage.
About 29 of Eclipse’s houses will offer four-bedroom layouts, and 54 of the townhomes will be end units that provide natural light through windows and doors on three sides of the home.

By GlobalDataIHP Capital stated that the recreational area of the project is scheduled to be completed in the initial phase with model homes and the first stage construction.
This will allow the prospective buyers to see the community amenities while touring the residences.
Additionally, the residential development is located in the close proximity to the Interstate 15 Citracado Parkway onramp and provides convenient access to San Diego County’s major employment centres in Carlsbad, Sorrento Valley and downtown San Diego.
At present, the project is in the early stages of development with construction planned to begin in the first quarter of the year and expected to be opened for sales in the first quarter of 2022.
