Housing association Notting Hill Genesis has chosen Higgins Partnerships to develop the ‘Saxon Wharf’ mixed-use project in south-east London, UK.

The development, situated on the edge of Deptford Creek in the Royal Borough of Greenwich, will offer a mix of affordable and private sale homes, commercial spaces, and public amenities. 

The Saxon Wharf scheme will feature 145 homes, including one, two, and three-bedroom units, with a tenure mix aimed at addressing local housing needs.  

The project will consist of 25% affordable rent, 25% shared ownership, and 50% private sale homes.  

Additionally, the ground floor will feature commercial spaces, which are expected to generate opportunities for employment once operational and contribute to Greenwich’s local economy. 

Designed by BPTW architects, the building’s material palette includes light and dark brick, concrete soffits, and textured metalwork.

The development will also feature a new public plaza, children’s play areas, and a tree-lined boulevard leading to the Creek walkways.

The project will also focus on energy efficiency and sustainability, with homes built in line with the London Plan.  

Some of the energy-efficient features at the site will include a communal heat network, a sedum roof, photovoltaic (PV) panels, and air-source heat pumps to reduce fuel poverty.

To encourage sustainable travel, the development will not include car parking, except for disabled badge holders, and will provide storage for at least 240 bicycles.
