Great Jackson Street Estates has received planning approval from the Manchester City Council Planning Committee in the UK for the £350m twin-tower residential scheme.

The Park Place residential-led, mixed-use development, which is planned to be built in the Great Jackson Street cluster, has been designed by architect Hodder + Partners.

The proposed scheme will feature 1,037 apartments across two 56-storey towers. These include studio, one, two and three-bed apartments, townhouses and duplexes.

Separated by landscaped public realm, the two buildings comprise commercial space at ground floor level, with three basement levels, car parking, cycle provision, landscaping, access and other associated works.

With a 180m² commercial/social infrastructure unit, the project will comprise 236 car parking spaces and 1,040 cycle spaces.

It will also feature external rooftop gardens, townhouses and plants across the ground.

Hodder + Partners said that the scheme initially involved the development of 580 apartments across three buildings between 19 and 27 storeys, with the lower two buildings connected by a two-storey podium.

The developer, however, made a diversion to address the issue related to a major piece of sewer infrastructure underneath the site.

As a result, the height, scale and massing of the development were increased although the scheme’s original key design principles were retained.

Some of the design principles include re-positioning the towers to improve daylight; public realm improvements to approach the Hulme footbridge over the Mancunian Way; and a lower eight-storey podium that follows the street edge.

For the project, Civic Engineers is serving as the structural engineer, with Clancy Consulting as a mechanical and electrical consultant.
