Foster + Partners has announced the receipt of planning approval for a new mixed-use development, dubbed The William, in Bayswater, London.
Designed with sustainability and wellness in mind, the new development will transform the northern end of Queensway in Bayswater.
It is said to be the latest phase of a major redevelopment project for the area.
The company stated that the new mixed-use development will be constructed using cross-laminated timber.
The William is expected to become one of the largest timber developments in London, as well as Foster + Partners’ first timber office building in the region.
It will have six floors of office space, along with shops and 32 new homes, of which 11 homes will be designated as affordable.
In addition, the development will include a series of light-filled spaces, a welcoming lobby, biodiverse terraces, and rooftop spaces, along with retail units on the ground floor.
The lobby features biophilic design, organic materials, and art installations.
Foster + Partners senior partner Patrick Campbell said: “Working closely with Westminster City Council and local residents, we have designed a mixed-use development that sets the standard for the next generation of low carbon, healthy office buildings.
“The William provides natural ventilation, great daylight, flexible floorplates and green terraces, all within a high-performance façade and a hybrid timber structure.”
The William is expected to achieve BREEAM Outstanding and will be operationally net-zero carbon after completion.
