United Arab Emirates-based design-led real-estate developer Beyond Developments has revealed its latest beachfront master plan on Dubai Islands, SIORA, marking the company’s second major community launch within a year.

The plans cover over two million square feet, with more than 70% of the area allocated to open green spaces and landscaped environments.

The new development features 6km of uninterrupted beachfront and is structured as a pedestrian-friendly coastal district, incorporating shaded walkways and landscaped terraces that provide access to the shoreline.

SIORA’s design draws on Japanese garden philosophies, focusing on creating spaces intended to promote well-being and balance between the built environment, people, and nature, said Beyond.

The masterplan introduces curated cultural elements throughout public areas, including sculptural installations influenced by Japanese aesthetics.

These features are intended to shape the district’s character and integrate outdoor living into daily routines.

According to Beyond, sustainability is integrated into SIORA’s design through the use of natural ventilation, water features, and light management.

The project signals the beginning of Beyond’s multiphase activity on Dubai Islands in alignment with broader urban development goals for Dubai’s coastline.

Beyond Developments CEO Adil Taqi said: “Today, I am thrilled to announce the launch of SIORA, the company’s second cluster master plan and bold new expansion into beachfront destinations, spanning over two million square feet with 2.7 million square feet of GFA on the beautiful Dubai Islands.

“This master plan aims to define the next generation of urban coastal living, in line with Dubai’s inspirational 2040 Urban Master Plan that puts well-being, walkability, and nature at the heart of community life. 

“It embodies our vision for future waterfront living environments where design excellence, natural beauty, and emotional connection come together to empower people to live balanced experiences and connect purposefully with nature and the community.”

The company reports rapid expansion over the past year, achieving nine launches and outlining sales exceeding Dh10bn ($2.72bn).

Beyond said it has attracted residents and investors from more than 40 countries during this period.
