
Carter and Front Street Capital have announced that Creekside at The Grounds, a purpose-built student apartment community, has commenced construction in Winston-Salem, North Carolina, US.
This development marks the first vertical project at The Grounds, a mixed-use district adjacent to Wake Forest University, which integrates residential, retail, office, and hospitality spaces. The Creekside project is expected to conclude in late 2027.
The student apartment community is being constructed within a 100-acre site overlooking the Silas Creek waterway.
Carter and Front Street Capital are leading this initiative with financial backing from Kayne Anderson Real Estate and Truist Financial. Creekside represents the initial phase of development at The Grounds, with an investment plan of over $215m.
Carter senior vice-president Adam Parker said: “This is the first of several transformative projects that will define the future of The Grounds.
“With Creekside, we’re delivering an unprecedented residential experience in Winston-Salem, designed to meet student needs while anchoring this sports and entertainment mixed-use community.”

By GlobalDataDesigned by The Preston Partnership and constructed by Brasfield & Gorrie, Creekside caters specifically to upperclassmen and graduate students. It features a 229-unit residence with 521 beds, offering fully furnished units, private bathrooms, modern finishes, study rooms, a fitness centre, a swimming pool, and entertainment areas.
Additionally, it offers direct access to the Silas Creek path, connecting to both The Grounds retail village and Wake Forest University.

The mixed-use space will include a pedestrian-friendly retail village, office spaces, and residential areas designed to stimulate economic growth and enhance Winston-Salem’s status as a hub for tourism and entertainment.
