The Uptown Tower is a 340m-high, 81-storey mixed-use building being developed in Dubai, UAE. It will become the first super-tall tower in Dubai’s Uptown district.
Also referred to as Tower-2, the Uptown Tower is part of the Uptown Dubai district being developed by Dubai Multi Commodities Center (DMCC) in the Jumeirah Lake Towers (JLT) free zone. The Uptown Dubai district will be a 24-hour neighbourhood comprising dining facilities, high-end retail, hotels and businesses.
Construction of the tower began in 2019. Pre-leasing will commence in late 2020 and the tower will be opened in 2022.
Uptown Tower details
The Uptown Tower will provide views of Dubai’s waterfront and skyline. It will house 237 uniquely designed residences, grade A offices, 188 luxury hotel rooms and suites, high-end restaurants, health spas, and conference facilities. The design is influenced by the shape and light reflection properties of a diamond.
The skyscraper will feature a faceted glass façade, which will allow abundant natural light while filtering out harsh glare. The façade will consist of 8,562 panels, covering a total surface area of 46,000m².
The office spaces within the tower will provide grade A infrastructure, convenient retail and dining venues, conference facilities, parking, and valet services.
Uptown Tower residences and hotel details
The tower will include AccorHotels’ luxury brand SO/. Known as the SO/ Uptown Dubai, the property will provide a luxurious experience with its rooms and residences.
The residences will range from 70m² one-bedroom units to 261m² four-bedroom penthouses. Amenities for residents at SO/ Uptown Dubai will include private facilities such as a MIXO residence lounge with resident DJ, fitness area, and swimming pool. The hotel will feature HI-SO bar, lobby lounge, MIXO lounge bar, an all-day dining restaurant, as well as the Sky Bar & Lounge.
The property will also include a reimagined meeting hub with a ballroom, board room, business centre, and event space. A 1,400m² SO/ SPA, SO/ FIT fitness centre, and health club will also be created.
Uptown Tower construction details
Piling and raft works for the Uptown Tower were completed in August 2018. The project reached 20% completion in February 2020 and the first panels of the façade were installed in September 2020.
The project achieved a new world record for the largest solar plant on a construction site in the world. The tower construction will be powered by a 540KWp solar system, eliminating the need for diesel generators.
Digital solutions are being used in the construction such as the Internet of Things, ProperGate for supply chain efficiency, and Sablono for real-time monitoring of work progress. The solution developed by WakeCap provided improved workforce organisation on the construction site during the Covid-19 pandemic.
The Uptown Tower project will follow a smart and sustainable construction strategy and aim to achieve Leadership in Energy and Environmental Design (LEED) Gold certification.
Uptown District details
Uptown Dubai, formerly known as the Burj 2020 district, will include a complex of seven high-rise buildings anchored by two super-tall towers, including Tower-2 and the 700m mega-tall skyscraper (Tower-1) for commercial class A office space. Other components of the development will include a five-level above-grade and two-level below-grade podium structure.
The district will comprise more than ten million squared feet of grade A commercial and residential space, approximately 3,000 residences, more than 200 retail and food and beverage (F&B) outlets, a central entertainment plaza, and several luxury hotels.
Its main podium will be 28m above ground and will include a two-level central plaza surrounded by outlets and connected to a retail mall below. The facilities in the plaza will have direct access to the two towers.
DMCC awarded the construction contract for the Uptown Tower to Belhasa Six Construct, a BESIX entity.
The Uptown Tower was designed by Adrian Smith + Gordon Gill Architecture. The tower façade was designed by BESIX Engineering while Enerwhere installed the solar plant on the construction site.
Rockwell Group, a company based in the US, was appointed as the interior designer for the tower.
Strongforce was contracted to provide post-tension design / build services while Thornton Tomasetti was selected to provide structural design services.
