The Crown Estate selects Kier for 10 Piccadilly restoration project

The site will be refurbished into sustainable office, retail, and hospitality space while retaining its heritage features.

Kier Group has been appointed by the UK’s Crown Estate to carry out restoration and redevelopment work at 10 Piccadilly, a Grade II-listed building in central London.

The project is part of The Crown Estate’s largest development programme to date. It aims to modernise the 100-year-old property into mixed-use space, including offices, hospitality, and retail, while retaining its historical features.

Located in Piccadilly Circus, the building is set for a transformation that will create 62,700ft² of office space and 26,400ft² of hospitality facilities across the basement, ground, and first floors.

An additional 1,700ft² of retail space will be provided on Regent Street. The project covers a total of 90,800ft².

Plans for the redevelopment include a focus on sustainability, with targets to achieve a NABERS 5 rating and BREEAM ‘Outstanding’.

Kier Construction London and Thames Valley regional director Graham Potts said: “We are delighted to be working with The Crown Estate once again on 10 Piccadilly as part of its latest development programme.

“Located in the heart of London Piccadilly, the prestigious Grade II-listed scheme demonstrates the strength of Kier’s 360 approach, bringing together our design, mechanical and electrical, and highways teams to deliver a highly complex and sustainable retrofit and refurbishment scheme within a challenging inner-city environment.”

The scheme reflects The Crown Estate’s broader strategy to invest in properties that serve the needs of businesses, workers, and visitors, while enhancing the West End’s appeal as a business and leisure destination.

Kier’s appointment at 10 Piccadilly follows its earlier work for The Crown Estate at 33-35 Piccadilly and Morley House on Regent Street.

Earlier this month, Kier has been selected by Derwent London to deliver the $133.6m Holden House redevelopment on Oxford Street.
