Morgan Sindall Group's Muse Places has secured planning permission from Solihull Council for a regeneration scheme at Mell Square in Solihull, UK.
The plans include the construction of up to 1,600 new homes, retail outlets and public spaces.
Muse submitted the planning application, outlining proposals to regenerate Mell Square in Solihull’s town centre in March 2025.
The UK-based homebuilder was selected as the council’s preferred development partner for the shopping centre project in 2023.
The partnership has focused on a mixed-use masterplan aimed at changing the town centre’s landscape.
The initiative includes a blend of build-to-rent, affordable, and open market sale homes.
Proposals also feature new outlets for independent retailers and other amenities intended to enhance Solihull’s status as a retail destination.
The development will proceed under the new name ‘Holbeche Place’.
According to statements from Muse, this name draws from local history and refers to the Holbeche family, who played a significant role in shaping early Solihull and resided at Touchwood Hall.
Plans for Holbeche Place also provide for two public spaces, namely Drury Gardens and Poplar Yard, which are designed to offer central meeting points for socialising and relaxation.
Each area within the scheme is set to have distinct features, contributing to what organisers describe as an interconnected civic centre.
Muse development director Lisa Turley said: “We’ve worked in partnership with Solihull Council – and other town centre partners – to develop an ambitious and sustainable masterplan for Holbeche Place.
“We will continue to work at pace to deliver the opportunity at Holbeche Place. The benefits of redevelopment will be significant, with 170 net new jobs during construction, and many more over the long-term.”
The Mell Square regeneration forms part of a wider effort to attract investment into Solihull and respond to changes in economic activity and consumer behaviour.
