Mill Creek Residential has begun construction on Modera Neptune, a mid-rise residential development comprising 359 homes and a 62-room hotel in Oceanside, California.  

The community is located at 901 N Coast Highway, close to Neptune Way, and within walking distance of Strand Beach and Ocean Harbor Beach. 

The development features an eight-storey podium-style building, with the hotel component operating independently from the residential area.  

Modera Neptune’s residential options will consist of one and two-bedroom layouts, with sizes ranging from 700ft^² to 1,451ft^². Selected homes will include den spaces and penthouse layouts.  

Planned communal facilities include a rooftop pool and deck, wellness spa, outdoor kitchen, a resident clubroom, a golf simulator and a fitness studio, among others. 

Additional features include coworking spaces, private work areas, a meeting room, a podcast room, surfboard storage, digital package lockers and a controlled-access garage with electric vehicle charging stations. 

Smart-home features will cover key fob access, guest entry technology, smart thermostats and building-wide Wi-Fi.  

The site for Modera Neptune has a Walk Score of 85 and is located near restaurants, breweries and bars in Oceanside.  

Cultural institutions in the vicinity include the Oceanside Museum of Art, California Surf Museum and Top Gun House.  

The community is served by Amtrak and COASTER commuter rail stations, both less than one mile away, providing access south to Downtown San Diego in about 40 minutes and north to Downtown Los Angeles in roughly two hours. 

The project is being constructed to meet the criteria for NGBS Silver certification, Mill Creek said. 

Mill Creek expects the first residents to move in by autumn 2028.
