Winvic wins $151m contract to deliver Digbeth housing scheme 

The project will include the construction of 481 homes on a 1.3-acre site in central Digbeth.

Clarion Housing Group’s development division Latimer has finalised a main works contract worth more than £112m ($151m) with Winvic Construction for a mixed-tenure residential project in Digbeth, Birmingham.  

The agreement shifts the scheme from planning to the delivery phase, with construction scheduled to begin in October 2026, subject to final pre-start conditions. 

The project involves the construction of 481 homes on a 1.3-acre site situated in central Digbeth.  

Of these, 141 properties will be allocated for social rent, 147 will be available through shared ownership, and 193 will be placed on the private market.  

The scheme will also provide 9,803ft2 of commercial space intended to support local enterprise and contribute to regeneration efforts in the area. 

Clarion Housing group chief development officer Richard Cook said: “Signing the contract with Winvic is a major step forward for this scheme and allows us to move confidently towards delivery. 

“Digbeth is an area with a strong identity and huge potential, and this development will bring forward hundreds of much-needed new homes, with affordability at its core. 

“With 60% of homes delivered as affordable, including a substantial proportion for social rent, this scheme reflects Latimer’s long-term commitment to inclusive growth and creating places that work for a broad range of people. 

“We are looking forward to working closely with Winvic to deliver high-quality homes and a development that contributes positively to Digbeth’s continued regeneration.” 

Before the start of construction, Latimer has also signed a demolition contract with PJ Careys for the removal of existing buildings on-site. Demolition work is expected to start in March this year. 

In April last year, Latimer began construction on the Dyecoats project in Leeds, UK. The project aims to deliver over 1,600 homes and generate up to £300m in social value for the city.
