Dominus secures approval for student housing project in Scotland

The project will be built on a brownfield site at the corner of Old Wynd Street and Osborne Street in Glasgow.

Dominus has secured planning consent for a student accommodation (PBSA) development from Glasgow City Council in Scotland.

The project will be built on an underutilised brownfield site at the corner of Old Wynd Street and Osborne Street, near the University of Strathclyde and Glasgow Caledonian University.

The approved plans, designed by tp bennett, feature 173 studio rooms, including nine wheelchair-accessible units, reported GlasgowTimes.

The scheme also includes 9,500ft² of communal amenity space for residents.

Facilities at the 13-storey project will include a cinema room, games area, karaoke room, rooftop lounge and an external terrace.

Targeting BREEAM Excellent certification, the design incorporates sustainable elements to minimise emissions, including air source heat pumps.

Construction is expected to generate substantial economic and social benefits in the area. Up to 290 full-time equivalent (FTE) jobs could be supported during the build phase.

The development is also projected to deliver £19m in annual gross value added (GVA) during construction.

Once operational, the scheme is forecast to sustain approximately 15 FTE roles. It is also expected to contribute around £700,000 in annual GVA impact.

Earlier, the site gained permission for a 165-room hotel, with that permission standing valid until 2027.

The PBSA project comes amid growing demand for student housing across major university cities.

According to the Higher Education Statistics Agency, Glasgow's student population surpassed 75,000 in the 2022/2023 academic year. This figure represents a rise of more than 25% compared to 2017/2018.

Dominus planning associate Edward Law said: “We are delighted to have received approval to transform this centrally located and underutilised brownfield site into 173 high-quality studio bedrooms alongside 9,500ft² of amenity space.

“Glasgow has one of the UK’s largest student populations with an undersupply of purpose-built student accommodation. This city centre site benefits from excellent transport links and being within walking distance of several leading universities.”
