BEYOND Developments has announced the launch of EVERMORE, its first masterplanned destination situated on Marjan Beach in Ras Al Khaimah, United Arab Emirates.
The project marks BEYOND’s initial expansion outside Dubai and forms part of the company’s growth plans for 2026.
EVERMORE occupies a site directly opposite Wynn Al Marjan Island and will become a waterfront district featuring residential, hospitality, and retail elements.
The development covers 250,000m² of open space, with a central botanical garden forming a focal point.
The masterplan establishes a pedestrian-friendly environment, with shaded walkways and green corridors providing access to 3.5km of beachfront.
These pathways connect various aspects of the project, including hospitality spaces of up to one million ft², branded residences, a festival plaza, retail outlets, and food and beverage venues.
The design aims to create continuous public access throughout the area via promenades and pedestrian bridges.
BEYOND Developments founder and executive chairman Mahdi Amjad said: “The new masterplan, EVERMORE, spans more than 7 million ft² of gross floor area with a projected gross development value exceeding Dh25bn. It brings together an exceptional coastal destination with world-class design, hospitality, and community-led placemaking.

EVERMORE’s architectural approach draws on French classical influences applied through modern design principles.
The configuration of buildings aims to provide views of both the sea and landscaped areas while promoting ease of movement for residents and visitors.
BEYOND Developments has partnered with Marjan for this development.
