AtkinsRéalis Group has been selected by Shomoul Holding as the cost consultant for the second phase of The Avenues - Riyadh, a development in the northern part of Riyadh in Saudi Arabia.
With an estimated value exceeding $4bn, The Avenues - Riyadh sits near the meeting point of King Salman Road and King Fahad Bridge. Its total built-up area covers 1,800,000m².
The project will include a shopping centre and five towers. Plans for the development also feature 19 cinema halls.
The site will consist of nine districts: Grand Avenue, Prestige, Grand Plaza, The Forum, Electra, The Souk, The Mall, The Walk, and The Oasis.
Under the new appointment, AtkinsRéalis will provide cost consultancy services for both phases of the project.
The second phase will feature five towers designated for hospitality, residential, and commercial use.
In addition to these towers, the development encompasses a three-storey shoppinc centre offering nearly 370,000m² of leasable space and parking facilities that can accommodate more than 14,000 vehicles.
AtkinsRéalis’ responsibilities include overseeing cost planning, procurement advice, and value engineering throughout the course of the project.
The company will collaborate closely with project partners and stakeholders to manage delivery requirements and address the logistical demands that come with a development of this size.
These efforts align with infrastructural initiatives under Saudi Arabia’s Vision 2030.
Shomoul Holding’s decision to engage AtkinsRéalis in this capacity follows the success of the first phase and signals ongoing progress for The Avenues - Riyadh as part of the city’s continuing urban expansion.

Shomoul Holding appointed AECOM in August this year as the project management consultant and engineer for the second phase of the development.
The opening of The Avenues - Riyadh is scheduled for next year.
