The Queensland Government’s Economic Development Queensland (EDQ) has chosen five Queensland-based developers to deliver nearly 2,200 new homes within the Northshore Hamilton Priority Development Area in Brisbane, Australia.
The scheme forms part of a wider plan to revitalise a 6.1ha section of Brisbane’s riverfront.
The selected projects are expected to accommodate around 4,000 residents and introduce a new mixed-use precinct featuring residential, retail, commercial and community spaces.
The announcement follows changes to the Northshore Hamilton Development Scheme, which allowed EDQ to accelerate housing delivery by releasing five key development sites.
The successful developers, GRAYA, Lancini, Greyburn, Red & Co and Joe Adsett Developments, will each undertake separate schemes. Together, these will provide a mix of one, two, three and four-bedroom homes, as well as business and community facilities.
The precinct will collectively provide more than 21,600m² of retail and commercial space. Plans also include a 50-bed hotel and a variety of community services intended to foster a connected riverside neighbourhood.
The delivery of these new homes comes as part of a broader government investment, with EDQ allocating A$154m ($111m) to key infrastructure such as roads, sewer and water services needed to prepare the site for construction.
Work to make the land development-ready is under way, with construction of the first homes anticipated to begin in 2028, subject to planning approvals and other factors. The first residents are expected to move in from 2031.
The projects were selected via a competitive process, with EDQ receiving 18 submissions for the five available sites.
Among the planned developments, Red & Co will deliver around 440 homes in a staged two-tower design, while Joe Adsett Developments proposes approximately 430 homes across two towers. GRAYA will develop about 435 homes alongside retail and hotel facilities.
Greyburn will build an estimated 402 homes over four medium-rise buildings, while Lancini plans a mixed-use hub with approximately 484 homes and a 15,070m² retail centre including a full-line supermarket and potential community facilities.
Queensland Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said: “This is the beginning of a major 'river-lution' of Brisbane’s northside, transforming previously industrial land into something special and a place to call home for thousands of Queenslanders.”
GRAYA CEO and co-founder Rob Gray said: “Our ambition is to deliver a subtropical, architecturally led precinct on the river, designed for the Queensland climate and built to contribute to Northshore for decades to come.”
Northshore Hamilton is described as one of Queensland’s largest urban renewal initiatives. The government aims to foster economic activity and supply additional residential capacity in Brisbane ahead of the 2032 Olympic and Paralympic Games.
