Residential developer Watkin Jones Group has submitted a planning application to Glasgow City Council to construct a new student housing project in Scotland, UK.

The project will be developed on the site of Portcullis House at Charing Cross.

The scope of the accommodation project will include the construction of two new buildings comprising 36 storeys and ten storeys, with a total of 784 student beds.

Watkin plans to rehabilitate the brownfield site. Regeneration work will see the demolition of a former HM Revenue & Customs building on India Street and the retention of a portion of its old concrete frame.

Upon receiving approval, the development will be dubbed The Àrd.

This project aims to address the ongoing shortage of student housing in Scotland’s capital, Glasgow.

The facility will also provide a new location for non-profit organisation Glasgow Social Enterprise Network, which will occupy a ground-floor apartment at the property.

A sky lounge on the top of the building will provide a view of the surrounding cityscape.

The development will be built to the highest environmental standards, using low- and zero-carbon technology, including heat pumps and low-energy lighting. It will be easily accessible by public transit and pedestrian/cycle paths.

UK-based architectural company Hawkins Brown designed The Àrd scheme.

Watkin planning director Iain Smith said: “This exciting development at The Àrd will regenerate a brownfield site bringing vitality to this part of the city, providing high-quality and much-needed student homes, in addition to greatly increased public realm.

“It will help to address a chronic undersupply of student accommodation, as well as repopulating the city centre and benefit local businesses as part of an overall renewal of the west end.”
